  • May I have a dock on the lake?
    Yes, you may build a walkway down to the shoreline as is allowed by the Corps of Engineers’ “Nationwide Permit”, and attach a good quality floating dock.
  • What do the home owner’s fees cover?
    In order to have the security of a gated community, we have to maintain our road and our gate. This also requires that we have liability insurance to protect homeowners. The monthly cost for 2017-18 is $68.60.
  • Does the HOA plow my driveway and mow my lawn?
    No, you own this land, but the HOA can help you contract for these services using the same contractors contracted with the HOA.
  • May I rent my house out?
    Yes.
  • Can I fence in an area for my dog?
    Yes, but the fence cannot extend closer to the lakeshore than the front of your house. You may have up to two dogs and two cats.
  • Can I use a jet ski on Birch Lake?
    No, the lake is designated non-motorized by the Mat-Su Borough.
  • Will the road be paved?
    The road was built to accommodate paving, but it is not planned at this time. The HOA could decide in the future to pave the road at an estimated cost of about $2,000 for each of the proposed 22 units.
  • May I build a storage shed?
    Yes, an outbuilding structure up to 240 sq. ft. is allowed.
  • I understand that I will have the use of a 12’x36’ area in the RV designated area. How much will it cost me to have a roof built to cover my area?
    The estimated cost to roof a parking spot with a 14’ height is $_____.
  • One of the gates is automatic, the other is manual. Will both be automatic when construction of homes is completed?
    That will be a decision of the HOA.
  • Can I buy a lot and build to suit?
    Yes, so long as it is meets the requirements of the HOA, is under 3,000 sq ft and finished according to the standards of the rest of the homes.
  • Are there mailboxes?
    Residents use the Post Office which is secure and located just a mile down the road.
  • Can I pick out my interior finishes?
    Prior to completion buyers may pick out the finishes. Any upgrades above the standard must be paid for upfront.
  • What utilities am I responsible for?
    Each duplex has a shared well and septic. The septic is 1500 gallons (a standard house is 1000 gallons) and should be pumped every two years. The electricity for the well pump is a nominal amount of approx. $5/month. These costs are shared 50/50 per duplex and could be built into the HOA dues if approved by the home owners. Each unit owner is responsible for their own MEA Electric and Enstar Natural Gas bills. Garbage is accepted at the Big Lake Transfer Station on Hollywood Road and costs $2/33 Gallon bag.
  • Are there fish in the lake?
    It is spring fed lake with no inlet/outlet. There are rumors of rainbow trout. Dip a line and find out!
  • Guest parking?
    You may park up to 2 vehicles outside of your garage. Any additional vehicles may be allowed for no more than 48 hours.
  • Can I clear my lot?
    Clearing should be kept to a minimum to maintain the natural environment. No clearing is permitted within 75 feet of the lakeshore with the exception of a maximum 6’ wide path to the lake.
  • Where do I pay my dues?
    Mail check to HOA.
  • Who do I contact to report a nuisance?
    The HOA executive board.
  • What does having a 5 Star Plus Energy Rating mean?

  • What financing is available?
    The Oasis at Birch Lake does not need to be on AHFC’s accepted list of condominium projects. It is considered to be similar to a traditional townhome development, in which AHFC treats all units as single-family residences and they are able to access AHFC mortgage products.
  • What separates the two units?
    There is a one inch air space and a double layer of 5/8 drywall that goes from the slab to the roof sheathing.  With plywood on the 2/4 walls, sound insulation and 5/8 drywall inside each unit, both the sound and fire ratings are excellent.
